What to expect with an inspections and the Standards I adhere to "click here"
  
Pre-Purchase- I will inspect all the areas and systems of your House/Condo before you close and give you an electronic report of findings with photos.  I will alert you to all concerns from major to just maintenance concerns.

Pre-Sale- I will visually inspect your home's main components before you put it on the market and give you an electronic report of my findings with photos.  Do not be caught off guard of needed repairs when setting your price or negotiating. 

Pre/Post Rental-  Let me visually inspect your future residence before you commit to rent.  I will inspect the systems as well as interior and give you an electronic report with photos for you records.  When you leave the rental and you want a record of the condition of the rental.  Let me come back and secure the condition with photos.

Wind Mitigation-  Most insurance companies will give you a home insurance discount if your roof meets their criteria such as a new roof, truss securing system, and roof geometry.  Check with your insurance, first.

Roof Inspections- This inspection is less involved than a wind mitigation inspection.  This would involve photos and comments on the external portion of your roof.  This may come in handy with an insurance claim.

​4 Point Inspections-  I inspect the four "big" systems". The inspection is a limited visual inspection, not as detailed as a whole home inspections.  Many times this is needed to insure a new purchase.

Progressive Inspections- 
Many buyers have independent inspections of their properties during various stages of the construction process, including slab, frame, and final inspection. This relatively inexpensive inspection protects your purchase and prevents unpleasant surprises. If you are building a new home I can make sure you get what you have agreed to.  I do not inspect for code requirements, but what you paid for and expect, is what you get.

1 Year Warranty Inspections-  Most builders provide a one year warranty for new construction.  During this period the buyer develops a punch list of corrections for the contractor to repair under warranty coverage.  Some defects may not be obvious to the untrained eye.  It is very important to obtain a home inspector's list of items the will most likely be repaired by your builder at NO COST to you.  You will have the assurance and ease of mind that potential problems were addressed before they grew into something that could be very costly to you in the future.

Home Inspection Pricing
Pricing is dependent on several variables such as type of home (single or multi family units), age of home, location and the square footage.  Square footage being the largest factor in the pricing of a home inspection.  The fees below are for your "typical" single unit residential inspection.  As with anything please contact us with the particulars of your house for an exact quote.
